Our Fully Managed service offers landlords a complete, hands-off solution for the ongoing management of their rental property. This service is designed to ensure the property is professionally managed, legally compliant, and maintained throughout the tenancy, while maximising rental income and minimising stress for the landlord. 

From initial marketing through to day-to-day management and tenancy conclusion, we act as the primary point of contact for both landlord and tenant. 

Fees: The Fully Managed service is charged as an ongoing management fee, typically calculated as a percentage of the monthly rent. A tenancy set up fee does apply. Additional charges may apply for specialist services or non-standard work. 

The Fully Managed service is ideal for landlords who:

Tenant Referencing & Compliance 

Comprehensive tenant referencing, including:


  • Credit checks


  • Employment and income verification


  • Previous landlord references


  • Right to Rent checks in line with current legislation


  • Preparation of the tenancy agreement (e.g. Assured Tenancy, Company Let)


  • Collection of initial rent and security deposit


  • Registration of the deposit with a government-approved scheme


  • Service of all prescribed information and statutory documentation, including:


  • How to Rent Guide


  • EPC


  • Gas Safety Certificate (where applicable)


  • Electrical Safety Report (where applicable)

Rent Collection & Financial Management 

  • Collection of rent and transfer of funds to the landlord


  • Issuing rent statements and financial records


  • Chasing late rent and managing arrears in accordance with legislation

Acting as the main point of contact for tenant queries and issues:

 

  • Arranging repairs and maintenance through approved contractors
     

  • Handling emergency repairs when required
     

  • Routine property inspections with written reports
     

  • Monitoring tenant care of the property and compliance with tenancy terms 

Property Inspections 

  • Periodic property inspections

  • Written reports with recommendations

  • Identification of maintenance or tenancy concerns

  • Advice on preventative maintenance

Legal & Regulatory Compliance 

  • Ongoing monitoring of landlord obligations and legislative changes

  • Renewals of safety certificates where instructed

  • Service of statutory notices where required

  • Guidance on possession procedures and dispute resolution

Tenancy Renewals & End-of-Tenancy 

Negotiating tenancy renewals and rent reviews 


  • Serving appropriate notice when required 


  • Check-out arrangements and inventory comparison
