Our Let Only service is designed for landlords who wish to retain full control of their property after a tenant has been successfully placed, while benefiting from professional marketing, tenant selection, and legal compliance at the outset of the tenancy. 

Under this service, we manage the letting process from start to finish up to the point of tenant move-in, after which ongoing management responsibilities transfer to the landlord. 

Fees : The Let Only fee is a one-off charge, payable at the commencement of the tenancy. No ongoing management fees apply. A tenancy set up fee does apply.

Tenant Selection & Referencing 

  • Registering prospective tenants

  • Carrying out comprehensive referencing, including:

  • Credit checks Employment/income verification

  • Previous landlord references

  • Right to Rent checks in line with current legislation

  • Submission of referencing results for landlord approval

Tenancy Set-Up

Preparation of the tenancy agreement (e.g. Assured Shorthold Tenancy) 


  • Negotiation of tenancy terms where required 


  • Collection of the first month’s rent and security deposit 


  • Registration of the deposit with a government-approved scheme

     

  • Service of prescribed information and statutory documentation, including: 


  • How to Rent Guide EPC Gas Safety Certificate (if applicable)

     

  • Electrical Safety Report (if applicable) 

Move-in Support

  • Arrangement of the tenancy start date


  • Transfer of keys to the tenant


  • Confirmation of successful move-in to both parties

What's not included

Once the tenant has moved in, all ongoing responsibilities rest with the landlord, including but not limited to:


  • Rent collection and arrears management


  • Property maintenance and repairs


  • Renewals and rent reviews


  • Ongoing legal compliance during the tenancy


  • Tenant communication and dispute handlin


  • End-of-tenancy arrangements and deposit deductions
