We offer 3 levels of traditional service Let Only, Letting plus Full Management and Letting plus Rent Collection plus an On Line Service.  We can also offer more bespoke services such as empty property management, tenancy deposit dispute processing, preparation and serving of legal notices.

All our traditional services start with a free property appraisal and valuation.  We will provide you with informative information to prepare your property for marketing as well as the requirements for a safe and legal letting.  We market on the most popular portals such as Rightmove, Zoopla, OnTheMarket and PrimeLocation as well as on our website and through social media.  It is important that your property is shown in its best light and with the right information to hand.  We will draft a full description, take good quality photos and we strongly advise that you market your property with a floorplan.

We will handle all enquiries, negotiations and accompany each prospect on their viewing of your property.  When you are happy with your selection of applicant we will proceed to fully vet the applicant using an independent company specialising in rental referencing and credit appraisal. Successful applicants means that you will be able to purchase a policy of Rent Guarantee and Legal Expenses insurance with a zero excess.

We will prepare a comprehensive tenancy agreement drawn up to suite the type of letting you are undertaking ensuring your interest are fully protected.  We will collect the tenancy deposit and protect in either a custodial deposit scheme or with an insured scheme depending on the service you use.  The prescribed deposit information and letting documents we will provide to your tenants.  The Landlord/Home Owner's Gas Safety Record we will also provide to the tenant before they take up occupation where you have provided us with a copy.  We can arrange for the inventory and schedule of condition and a check in of the tenant against the inventory.

We collect the first month's rent and will pass this to you less our fees and expenses together with an itemised statement and all invoices.

Where we are appointed to manage your property we will arrange for the necessary safety inspections and renewals as they arise, maintenance and job requests up to £250 (£350 if a Non Resident Landlord) and liaising with you on any expenses in excess of these limits.  Property inspections are carried out typically twice a year and a report provided on the inspection and of course rent is collected and properly accounted to you promptly.

If you are not going to be resident in the UK for more than 6 months of the year then we will arrange for the quarterly accounting to the HMRC for your income and expenses as well as the annual return and issuing your certificate of any tax withheld.

Property Link Estates are members of the Association of Residential Letting Agents (ARLA) and members of a redress scheme that is operated by The Property Ombudsman (TPOS) and whose TPO Code of Practice is approved by the Trading Standards.  We hold Professional Indemnity insurance and all clients’ money is insured through our membership of a Client Money Protection (CMP) scheme provided by ARLA and is held in a ring fenced clients’ account.

All fees we list are inclusive of VAT with no hidden charges. Our three packages each include property valuation, descriptions and photos, extensive marketing on the popular portals, our website and social media, accompanied viewings, referencing of the tenants and guarantors and advice on letting your property safely.

However, there are additional costs involved in letting a property that are not covered in our fees. For example, your property must have an Energy Performance Certificate (EPC), safety checks such as an electrical inspection, Landlord/Home Owner Gas Safety Record, appliance testing (PAT), an inventory and schedule of condition, the tenancy deposit protection.
